Our Business
Bell Capital Partners is a real estate finance boutique focused on arranging senior debt, subordinated debt, hybrid capital and equity for owners of real estate. The firm acts on behalf of sponsors of real estate as Arranger to their finance transactions and places their deals directly with appropriate investors from Bell Capital Partners’ network of institutional investors. We focus on transactions located in the UK, Europe, North America, the Caribbean and the Middle East and in all the major real estate asset classes: Commercial, Retail, Residential, Hotels, Leisure and Logistics. We act on transactions relating to yielding investment stock, single asset or large scale mixed-use development projects and real estate loan portfolios.
In our capacity as Arranger, we assist sponsors in the following:
- determining the optimal financing package to suit their needs
- preparing the deal materials to be shown to potential investors
- assembling the necessary due diligence package
- identifying the most suitable investors from Bell Capital Partners' investor network and approaching those investors
- negotiations of terms and conditions
- final documentation, closing and funding
Our Clients
Our clients are top quality owners and purchasers of real estate assets. They are real estate private equity firms, real estate funds, corporates, family offices and property developers. They have substantial real estate experience and many years of track record in their businesses. They generally have total portfolios in excess of £1 billion equivalent asset value. The assets they bring to us for capital raising are usually in excess of £100 million equivalent asset value. Additionally, Bell Capital Partners also works with banks, which are looking for assistance in the raising of further capital for the real estate transactions they are also financing. We also work with real estate advisors, who are looking to bring capital raising expertise to their advisory capacities in their transactions. Where circumstances are appropriate, we allocate a percentage of capital to co-investment in our deals.
Our Investor Network
Bell Capital Partners maintains a substantial network of institutional and private investors, with whom we work to fund our clients’ real estate financing needs. For senior debt, the investors are primarily institutional investors, including insurance companies, pension funds and sovereign wealth funds. For subordinated capital, our investors are private individuals and institutional: insurance companies, pension funds, sovereign wealth funds, private equity funds, hedge funds and credit funds. For equity capital, our investors are a diverse mix of institutional investors, investment funds and UHNW individuals. Our investors have a diverse appetite for risk and return, ranging from lower risk, lower return, performing deal situations, to higher returning transactions that may be in need of refinancing and restructuring.
